Order Processing – Title orders are placed within our national network of First American title offices, agents, and approved attorneys and confirmed with you within 24 hours of order receipt. Relocation Advantage tracks the order for timely delivery of the commitment.
 
Title Clearance - Relocation Advantage reviews the title commitment for potential title defects. Our Title Report Summary gives you a snapshot of the status of the title. Relocation Advantage works to cure any issues prior to closing.
 
Document Preparation – State-specific documents are prepared for the transferring employee to legally transfer the title of their property. Relocation Advantage reviews the executed documents to ensure recordability.
 
Two Deed Process/Corporate Deed Preparation – Relocation Advantage prepares state-specific documents for the entity that takes title from the transferee and ultimately passes title to the new buyer.
 
Nominee Services – Relocation Advantage creates a separate company to take title for each customer and registers each nominee company in the states the customer does business.
 
Equity Calculations – Relocation Advantage calculates the transferring employee’s equity by prorating updated tax, mortgage, and HOA information. A Seller’s Equity Statement is prepared and a 1099S is filed, when applicable.
 
Vacant Home Insurance Administration – Relocation Advantage prepares the certificate of insurance notifying the vacant home insurance underwriter that the property is now vacant and coverage should begin. At resale closing, Relocation Advantage calculates and collects the premium due.
 
Resale Closing Coordination – Once a buyer is secured for the property, Relocation Advantage works with the local closing office to prepare and approve final closing figures on the HUD-1 Settlement Statement. Relocation Advantage ensures that our customer receives the proceeds and all closing documentation within 24 hours after disbursement.
 
Final Property Reconciliation – Relocation Advantage prepares a final property report for your corporate client by detailing all expenses and credits incurred during the real estate transaction.
 
Destination Title & Closing Services – Relocation Advantage acts as a liaison between our customer, the transferring employee, the selling Realtor, and the transferee’s new lender to ensure fees charged on the HUD-1 Settlement Statement are customary and accurately reflect the Purchase Agreement, Good Faith Estimate, and lender closing instructions.
 
On-site Services – Relocation Advantage provides outsourced title & closing services. We’ll create a team to work within your office, coordinating and conforming to your accounting processes and corporate culture.
 
National Lender Order Processing – Corporate relocation title orders are placed within our national network of First American title offices, agents, and approved attorneys and confirmed with you within 24 hours of order receipt. Relocation Advantage tracks the order for timely delivery of the commitment. After the full-table closing, Relocation Advantage monitors the delivery of the recorded documents and final lender’s policy.
 
Second Lien Subordination Service - Relocation Advantage works directly with the borrower and their new lender to secure a Subordination Agreement from the borrower’s second lien holder. Requirements to subordinate the borrower’s loan are obtained from the second lien holder and monitored until received. The executed Subordination Agreement is forwarded to the local closing office to be recorded and the recorded agreement is forwarded to our customer.
